AmericanGirl can provide you with a detailed analysis of properties available by region, which indicates the geographical benefits, as well as undesirable features of each zone and property.
AmericanGirl is owned by an American lawyer married to an Italian geometra (a cross between an engineer & an architect), who restores hotels, convents/monasteries and historic palazzi throughout Italy.
AmericanGirl is not affiliated with any one real-estate agency. It is affiliated with an Italian law firm, and will explain the real-estate purchase process (which differs from the US process primarily in that you must use a blood-sucking notary for all property transfers), and we can arrange property-hunting vacations.

Once you have determined the regions/cities and property-type(s) that interests you, an assessment will be prepared which identifies properties with the specified characteristics.
An assessment of available property per region indicated, containing a minimum of 5 properties can be provided for euro 2,500 per region (if less than 5 properties meet your prerequisites, a reduction in price can be made). The cost includes an onsite visit and a structural analysis of each of the properties for sale by American Girl’s Geometra, including an estimate of work required to restructure, modernize or maintain the property.
When submitting your free consultation request, please answer the following questions:
- Which region of Italy interests you? If you are unfamiliar with the regions, please consult the link below and indicate generally North, South, East, West http://maps.google.it/
- What type of property interests you? Old & unrestored (ruin)? Habitable/ready to move in? Apartment? Country house? Townhouse?
- Do you want to purchase near a village? In a village/town? Isolated from village/town? On the beach? Within 30 min. from the beach? In the mountains? Near other expats, or far? Near a big city, like Rome, Florence, Milan, Venice or Naples? On an island (Sicily, Sardenia, Capri, Ischia, Prochida, Ponza, Other)?
- What size property? (In square meters, 80-100m would be my definition of a small vacation home.) Would you like land too, and if so, how big?
- What is your approximate budget, including restoration costs if applicable?
- When are you interested in purchasing and/or moving (yesterday? Within 6 mos. to a year) [Properties can be sold nuda proprieta, meaning they are being sold with a life estate retained by the owner, who is usually an elderly person – thus you would pay less to purchase, but would generally have to wait for the owner/occupant to die before you could take possession of the property].
- Any other details/criteria you can provide are also useful. The photos provided are from real estate property available at the time of creation of this website.
They are intended to give you an idea of some of the types of property available throughout Italy. Regional building styles vary significantly in Italy. The photos provided are taken primarily of properties in Umbria, Lazio and the Marche, which is on the Adriatic Coast. Styles in the North of Italy and the South are very different and the building materials differ as well.
Note: The free consultation will provide an initial analysis of what properties appear to be available, and interesting in the area. If you then decide to purchase the full property assessment in one or more regions, then AmericanGirl will actually make onsite visits to analyze the available property (with our favorite geometra, Antonio). At that time, we will forward a Services Agreement to you for your review and signature, accepting 50% pre-payment, and payment in full within 10 days of completion of the analysis. We are committed to finding you your dream property, and will not stop until you are installed therein.
